Deeding Costs

* You get 5 free perimeter tiles. It is not necessary to purchase additional perimeter tiles.
General rules:
- Size in any direction cannot be less than 5 tiles.
- One edge of the deed can not be longer than four times the other edge.
- Deed tile must be 3 tiles from water.
- The minimum size a deed can be is 5x5x5x5 (N, E, S, W outward from the deed tile), which is 11×11 (includes the deed tile).
- Upkeep lower than 1s is rounded up to 1s.
Prerequisites:
- You must have the coin in the bank ahead of time.
- You must pay 3 months upkeep as part of the costs, which adds 3 months upkeep to your settlement coffers.
- You must have a deed stake in inventory.
Minimum
A 5x5x5x5 deed (11×11) costs 1s 21c to purchase the tiles (with the free 5 tile perimeter). Upkeep would normally be 20c 21i, but it is rounded up to 1s minimum per month, so total is 4s 21c absolute minimum for a deed.
Below is an example of a 5x5x5x5 (11×11; 121 tiles including the deed stake tile).

More Cost-Effective Minimum
Due to your upkeep being 1s anyway, it would be more cost-effective to deed a 10x10x11x11 (21×23; 483 tiles including the deed stake tile), which costs 4s 83c to purchase the tiles, and maximizes your upkeep at 96c 60i, which is just under 1s it would be rounded up to anyway.
Spirit Guards vs Tower Guards
- The deed settings will default to 1 spirit guard, so be sure to set it to 0 or your purchase cost will be 2s per guard and 1s upkeep additional each month per guard.
- Guards will not attack certain creatures.
Spirit Guards (aka Settlement Guards)
When deeding, guards will be set to 1, so you will want to set it to 0 unless you want spirit guards for your settlement. Spirit guards (deed guards) cost 2s per guard to purchase and 1s per month to keep them. If upkeep gets below 30 days, the guards will refuse to do their jobs. Spirit guards auto-detect aggressive creatures within your settlement boundary and attack them.
Tower Guards
Tower guards are free. Build a guard tower to acquire them, or settle at a location with an existing guard tower nearby. Tower guards must be called to your aid by saying “help” (without quotes) in local while having an active aggressive target. You can beef up your tower guards by giving them equipment. A guard tower will spawn a number of guards based on the quality level. Every 10 quality spawns another guard, up to 50 (5 guards). You can purchase scrolls in the Shades to change the tower guard type (10 silver) and have it moved (5 silver).
Additional Notes About Guards
Spirit guards (deed guards) are a higher level than tower guards, but on the Prime map tower guards will be able to handle most creatures. On Northlands and Plains maps, neither spirit guards nor tower guards are strong enough to kill the higher creatures, and only serve as a distraction for escape or assistance for fighting.
